We arrive at your home or business and assess what exactly is needed. Typically, we identify if you have a greasy or a dirt situation. These two different instances call fo two different pre treats. Greasy floors, usually found in kitchens and restaurants have to be pre treated with a degreaser or an alkaline based product. This will dissolve the grease, and allow it to be extracted. In normal areas, usually found in home traffic areas, we can use a phosphoric acid based pre treat. This loosens the dirt and readies it for extraction. Once this determination is made, we apply either, then actually scrub every square inch of the tile area with a special tile machine. Think about it: dirt/grease is ground in, the scrubbing process "un grinds" it, if you will!
After all of this is scrubbed, it is removed with hot water/steam at high pressure. It is injected at higher pressure, then vacuumed up immediately so as not to make a mess using too much water. After this step is complete, we finish mop the floor with Spartan DMQ, a hospital grade disinfectant that kills 99.9% of residual germs or bacteria, it's a neutral product, so it leaves the floor with an actual 0% ph, and there is no harmful residue left over whatsoever. totally safe for kids and pets!
After this step is complete, if you choose, we professionally seal the porous grout lines so they stay cleaner longer. We use an actual grout sealing tool that precisely applies the sealer to the grout lines sealing them and keeping them from getting dirty as easy as without.
